Commercial roof repair, replacement, installation and reports

We offer four main commercial roofing services in Los Angeles. We repair leaks and damaged roof areas, replace worn roofs and install roofing on new buildings from project plans. We also prepare detailed written reports on a roof's condition as a separate paid service.

Repair a leaking or damaged roof

We handle commercial roof repair for leaks, damaged roof areas and flashing. Flashing covers and seals roof joints, such as where the roof meets a wall. Water inside shows where to start, but it does not prove which part of the roof failed.

The roof covering, its seams, the flashing and old patches can all let water in. If water is coming in now, say so when you call and ask about scheduling. Keep people away from wet areas, and leave roof access to roofers.

Replace an existing roof

We offer commercial roof replacement when a roof is worn beyond spot repairs. We remove the old layers that the quote names and install a new roof system. Taking off the old covering can reveal damaged wood decking, the structural layer the roof sits on.

The quote should name the roof areas, the new materials and the layers coming off. Repeat leaks call for a closer look, but they do not always mean the whole roof must go. Full replacements carry our ten-year workmanship warranty, as stated in its written terms.

Install roofing from project plans

For new buildings, we price and install roofing from the project plans. Plans can show the roof area, a specified roof system and details the quote needs to cover. Tell us whether you are the owner, the general contractor or another project contact.

Send the latest plans when you ask for a quote. That way, we can base our price on the current design. You can read more about commercial roof installation for new construction.

Get a detailed roof-condition report

A detailed roof inspection report is a written record of the roof's condition. An insurer may ask for one before renewing coverage, or a buyer may want one before a sale closes. We offer commercial roof inspections and written reports as a separate paid service.

The fee depends on the roof's size and how many stories the building has. Call to ask about the current fee and what the report includes.

Roof systems for commercial buildings

For flat and low-slope roofing, we mainly use torch-down modified bitumen, and we install TPO as well. A commercial building may also have sloped sections that call for other materials. On those sections, we work with metal roofing, asphalt shingle roofing, tile roofing and slate roofing.

Torch-down modified bitumen uses rolled asphalt-based sheets bonded with heat from a torch. The top layer, called the cap sheet, faces the weather. Our usual cap sheet is Polyfresko G, a reflective sheet with a granule surface.

The Polyglass product sheet describes that material and its use in a compatible roof assembly. An assembly is the full set of layers working together, not the cap sheet alone. We prefer this system for low-slope roofs where it suits the building.

TPO roofing is our other low-slope option, a single-ply membrane with heat-welded seams. Single-ply means one layer of membrane forms the waterproof surface. GAF's TPO overview explains the membrane and its welded seams.

Our metal roofing work uses standing seam panels. The panels join at raised seams that hide the fasteners. On tile roofs, we can lift the tiles to replace the underlayment, the waterproof layer beneath them.

You can ask for a price without knowing which roof system your building has. Call (424) 842-2249 for a free estimate, or describe the leak or project in our contact form.

What to share when you request an estimate

A useful estimate starts with the building address, your role and why you need the work. For a leak, tell us where water appeared and whether that area was repaired before. For planned work, tell us which roof areas are involved and what plans or records you have.

The type of work, roof system, building height, slope and damage under the covering all affect the quote. Lifting and resetting tile is a different job from fixing an exposed membrane. When a project needs a roofing permit, we help property owners get it from the city.

A clear estimate lists what the job includes and what it leaves out. The CSLB roofing guide says to get that scope and any promises in writing. The estimate itself is free, and a detailed condition report is a separate paid service.

The people behind our roofing work

Our team includes Niv Levy, a contractor who has been around construction since childhood. His grandfather worked in construction, and his father is a contractor as well. You can read his full profile or learn more about our roofing business.

Our contractor license is CSLB #1112525. You can look it up on the CSLB website. Commercial Roofing Los Angeles is a division of Home Vision Remodel.

Commercial roof cost, report and warranty questions

How much does a commercial roof cost?

The price depends on the roof area, its current condition and the new roof system. Old layers to remove, damaged decking, building height and roof access also affect the quote. The estimate is free, and a written inspection report is priced separately.

Is a written roof report included in a free estimate?

No, the free estimate covers the price of the proposed roofing work only. A detailed written inspection report is a separate paid service, priced by roof size and number of stories. Call to confirm the current fee and what the report covers.

What warranty applies to a full replacement?

A full roof replacement comes with our ten-year workmanship warranty, subject to its written terms. Workmanship refers to the installation work, not the roofing materials. The warranty does not apply to repairs, and it is separate from any manufacturer's product warranty.
