Decide Between Commercial Roof Repair, Replacement and Installation

Repair fixes a defined problem, such as a leak or loose seam, on a roof with useful life left. Replacement renews a worn-out roof across an existing building. Installation adds a new roof to new construction, following the plans your builder supplies.

Commercial roof repair fits a leak or damaged area when the rest of the roof still performs. The estimate should name the repair area and the likely source of the water.

Commercial roof replacement makes sense when damage is widespread or repairs keep coming back. A full replacement also comes with our ten-year workmanship warranty, under written terms.

Commercial roof installation is for new construction. We install the roof system from the plans your general contractor supplies.

What a Commercial Roofing Proposal Should Spell Out

A useful proposal names the roof area it covers, the new roof system and whether old layers come off. It should also include an allowance, meaning a set budget, for hidden damage such as rotted deck boards. Clear answers let you check the scope before you sign.

Ask whether the old roofing comes off. A tear-off removes it down to the deck, the structural layer underneath, and can expose hidden damage. The proposal should say what happens if deck repairs cost more than the allowance.

Check that the proposal lists the full assembly. That means each layer from the deck to the top surface, plus flashing at walls, edges and rooftop equipment. Flashing seals those joints and may be metal or roofing membrane, depending on the system.

The Contractors State License Board roofing guide is a handy check on written scope. Use it to confirm what a proposal includes, leaves out and promises.

Your own records help the estimate too. This sample roof inspection form groups building details, past work, leak conditions and photos. Gather those facts from your files and tenant reports, not from the roof itself.

Agree on Roof Access and Change Orders Before Work Starts

Before work starts, agree who grants roof access, who updates tenants and who approves change orders. A change order is a written update to the agreed scope and price. Settling these roles early keeps one surprise from stalling the whole project.

Share the full street address first. That way, we quote work on the right roof. Then tell us who controls roof access: the owner, a manager or a tenant.

A building with several tenants may need notice before roof work begins. Decide who sends that notice and who answers tenant questions during the job.

Hidden deck damage is a common reason for a change order. Name one person who can sign off on it in writing.

Match TPO, Modified Bitumen, Metal or Tile to Your Roof

Roof slope and the existing assembly narrow the material choice. On flat and low-slope roofs, we install TPO and our preferred torch-down modified bitumen. Sloped sections on the same commercial building may call for standing seam metal, asphalt shingle or tile.

TPO is a single-ply membrane, meaning one layer of flexible sheets joined with heat-welded seams. Modified bitumen is an asphalt-based sheet roof, and the torch-down version bonds in place with heat from a torch. Our flat and low-slope roofing page gives a fuller overview of both systems.

If your project calls for TPO, we install it. We can also show where torch-down modified bitumen may suit your roof instead.

Standing seam metal uses panels joined at raised seams, with the fasteners hidden. On tile sections, lift and relay means lifting the tile, replacing the waterproof underlayment and resetting the original tile.

Free Estimate, Paid Roof Report and South Gate Permit Records

A free estimate prices the roofing work you need. A detailed written inspection report is a separate paid service for escrow or when an insurer requires one. City permit and inspection records are a third item, and the city's Online Permit Counter shows their status.

We quote commercial roof inspection reports separately from work estimates. The fee depends on the roof's size and number of stories, so call for the current amount.

When a project needs a permit, we help property owners pull it from the City of South Gate. The city's Building Permits and Inspections page describes its Online Permit Counter. That counter lists permit status, plan-check status and inspection results.

Plan check is the city's review of submitted plans. The page's permit guidance also addresses reroofing.

Keep one project file for a replacement, with the signed proposal, permit number and each inspection result. Add the written warranty terms when the job is complete. Decide who on your team will check the counter after each inspection.

Commercial Roofing FAQ for South Gate Owners

What if deck repairs cost more than the proposal's allowance?

Your proposal should say what happens, so check that before you sign. An allowance is a set budget for hidden damage, such as rotted deck boards found after tear-off. Deck damage is a common reason for a change order, so name one person to sign off in writing.

How much does a commercial roof cost?

Cost depends on the scope, so a free estimate prices your specific roof. The main drivers are the affected area, removal of old layers, deck condition and the roof system. Details at drains, walls and rooftop equipment also change the work.

What warranty comes with a full roof replacement?

Our ten-year workmanship warranty applies to full roof replacements, and the written terms control. Repairs and inspection reports fall outside that warranty. A manufacturer warranty on roofing materials, if one applies, is separate and has its own terms.
