Commercial Roofing in Manhattan Beach, CA
We repair, replace and install commercial roofs in Manhattan Beach. The work includes flat and low-slope roofs on commercial, multi-unit and property-managed buildings. We also work on metal, tile and shingle roofs.
Start with what you already know, such as a ceiling stain or a leak that keeps coming back. Call us to describe the problem and arrange a free estimate.

What to share before a commercial roof estimate
A good estimate request covers the building address, the roof type and the problem you see. Tell us where leaks show up inside, when they started and whether they follow rain. Add any past repair or replacement dates you have on file.
You can gather these notes without going on the roof. A sample roof inspection form shows record types worth keeping, such as building details, past work and leak conditions. Dated photos of stains inside the building help build that history.
An inspection may reveal worn seams, while damage beneath the covering can stay hidden until roofing is removed. A leak at one seam or wall joint may need only commercial roof repair. Wear across the whole surface can point toward replacement instead.
Commercial roof repair and installation work
We repair roof leaks and install new roofs. Common leak sources are the joints where the roof meets walls, drains, vents and rooftop equipment. When you pick a new covering, base the choice on the roof already in place, not a lifespan claim.
Flashing is the material that seals those joints. It may be metal or roofing membrane. Common repairs include flashing, leaking seams, loose or slipped tile and damaged shingles.
On flat and low-slope roofing, our usual system is torch-down modified bitumen. It is built from asphalt-based sheets. Heat from a torch bonds them in layers.
We also install TPO when an owner or plan calls for it. TPO is a single-layer sheet membrane.

Loading, parking and access during a commercial reroof
A reroof replaces the covering on an existing building, and people may still use the space below. Ask early where a truck can unload materials, where work vehicles can park and which entrances must stay open. Those answers belong in the written scope, next to the roofing work itself.
A city parking study lists Downtown Manhattan Beach, the North End Business District and the Sepulveda Boulevard Corridor. Your building may be in one of those areas or elsewhere. Either way, answer these questions for your own site:
- Which parking spaces on your lot can work vehicles use, and when?
- Where can a truck unload roofing materials without blocking an entrance?
- Which rooms under the work area stay in use during business hours?
- Which doors, walkways or loading areas must stay clear for tenants and customers?
Check the city's Building and Safety permits and forms page. It lists a Construction Management Parking Plan form.
Do not assume all roofing jobs need that form. The city decides what each job needs. We help owners pull the roofing permits it requires.

Commercial roof replacement versus new installation
Replacement and new installation need different facts up front. A replacement starts with the current roof: its layers, its condition and what must come off. A new installation works from the plans a general contractor or owner supplies for a new building.
Commercial roof replacement raises removal questions first. How many layers sit on the roof now? Will a tear-off strip them to the decking, the structural layer below?
Damaged decking often shows up only after tear-off, and it is a common reason a replacement scope changes. Ask how the written proposal handles decking repair if the crew finds damage. On an occupied building, removal also ties back to the loading and access plan above.
For commercial roof installation on a new building, send the current plan set with your estimate request. Plan check is the city's review of building plans before a permit issues. The city's forms page lists separate plan-check guidance for multifamily and commercial projects.
We price the roofing work from those plans. If the roof plans change, send us the new set.
Does every Manhattan Beach roofing job need a parking plan?
Don't assume so, because the city decides what each job needs. Manhattan Beach lists a Construction Management Parking Plan form on its Building and Safety permits page. Either way, plan where trucks unload, where work vehicles park and which entrances stay open.
How do I choose a commercial roofer?
Ask for the contractor's license number and check it with the Contractors State License Board; ours is CSLB #1112525. Then compare written bids by what each includes, excludes and promises. Also confirm what you are buying: a repair, a full replacement or a paid written report.
What warranty comes with a full roof replacement?
A full roof replacement includes our ten-year workmanship warranty. That warranty applies only to full replacement, and the written terms in your contract control its coverage. Any manufacturer warranty on materials is separate; ask for its terms in writing as well.
Get your estimate and warranty terms in writing
Our estimate is free and prices the repair, replacement or installation work. A detailed written report is a separate paid service for escrow or for an inspection your insurer requires. The report fee depends on the roof's size and number of stories.
Read about commercial roof inspection reports before you order one. For work proposals, the CSLB Roofing Contractor Guide helps you compare what each bid includes, leaves out and promises. Make sure the proposal also covers access, removal and, on a full replacement, the warranty terms.
Call (424) 842-2249 with the address, roof type and problem, and we will set up a free estimate. You can also send us the project details online.
We also handle commercial roofing in El Segundo and commercial roofing in Hermosa Beach. For other cities, see our service areas or our main page on commercial roofing in Los Angeles. Commercial Roofing Los Angeles is a division of Home Vision Remodel.
