Request a commercial roofing estimate

We handle commercial roof repair, full roof replacement and new roof installation for buildings in Beverly Hills, CA. On an existing roof, the first decision is simple to state: fix one area, or replace the whole roof? The right answer depends on the symptom, the structure involved and how much of the roof it affects.

A leak over one tenant space may need only a targeted repair. Wear in one section may call for a partial reroof, meaning new roofing on that section only. Call us to describe the symptom and request a free estimate for the repair or replacement work.

Start with the building and roof area that need work

A useful estimate starts with three facts: the building contact, the symptom and the affected structure. Those three facts help us identify the roof area that needs assessment. A ceiling stain near one roof drain and wear across the entire roof lead to different proposals.

  • Building contact: commercial roofs often involve an owner, a property manager and tenants. Name one person who can arrange roof access, share records and sign the proposal.
  • Symptom: describe what you see, such as a ceiling drip or a stain that spreads after rain.
  • Structure and area: name the building with the problem. Then point to the spot, such as near one drain, along one wall or across the whole roof.

With those facts, we can discuss repair, partial reroof or full replacement options.

Partial work and full replacement are different scopes

Partial work covers a repair or a partial reroof of one section. A full replacement puts a new roof system on the whole roof. Each is a separate scope, so the written bid should name the work and the exact area it covers.

Commercial roof repair fits an active leak or a defect you can locate. Typical work includes fixing leaks, repairing flashing, patching damaged roofing and resetting loose or slipped tile. Flashing is the material that seals joints where the roof meets a wall, vent or edge.

The visible spot is not always the whole problem. Water can travel under the roofing before it shows inside, and the layers below can stay wet. Ask how the bid handles that hidden damage before you approve a patch or a partial reroof.

Commercial roof replacement fits a roof with wear across most sections or repeated leaks in different places. A replacement may begin with a tear-off, which strips the old roofing down to the boards beneath it. Our ten-year workmanship warranty applies to full roof replacement only, under your contract's written terms.

Before you sign, read the written proposal line by line. The Contractors State License Board's roofing contractor guide explains how to compare what written bids include, exclude and promise. It helps when you set a repair bid beside a replacement bid.

Whichever path you choose, the written bid should state:

  • the structure and roof area the work covers
  • whether the job is a repair, a partial reroof or a full replacement
  • whether old roofing comes off, and how our crew handles hidden damage below it
  • the roofing product and the size of the area
  • what the price includes and what it leaves out

Use the Beverly Hills roofing application to describe the job

The City of Beverly Hills roofing permit application asks for details that describe a roofing job clearly. It includes a field to identify the structure, and it separates repair, partial reroof and tear-off work. It also asks about existing and new sheathing, the boards under the roofing, plus the roof product and area.

Use these fields as planning questions, since not every item applies to every job. If your project needs a permit, we help you pull it from the city. Three of the fields are worth settling before we price the job:

Structure: name the building and the part of it that needs work. On a property with several buildings, each structure can need its own scope. An aerial image or site plan with the area circled makes the location clear.

Work type: say whether you expect a repair, a partial reroof or a tear-off. A partial reroof covers one section, and a tear-off strips the old roofing from the work area. If you are unsure, leave it open and describe the symptom instead.

Existing or new sheathing: damaged sheathing often stays hidden until the old roofing comes off. Ask whether the bid covers new sheathing and how our crew handles damage it finds.

When the structure and work type are clear, call (424) 842-2249 for a free estimate. The form's product and area fields lead into the material choices below.

Match the roofing material to the existing building

Material choices start with the roof and building you already have. For low-slope roofs, meaning nearly flat ones, we install heat-welded sheet systems such as torch-down and TPO. Sloped sections may carry tile, asphalt shingles or standing-seam metal, which uses raised seams that hide the fasteners.

On flat and low-slope roofing, our preferred system is torch-down modified bitumen. It uses reinforced asphalt-based sheets that a torch welds in place. The top sheet we favor has a reflective white granule surface.

We also install TPO, a single-ply membrane, meaning one layer of sheet roofing with heat-welded seams. Ask about both systems when you request an estimate for a low-slope roof.

Some buildings pair a low-slope main roof with sloped sections, such as tile over an entry. On a tile section, reusing the tile and replacing the underlayment are separate decisions. Underlayment is the waterproof layer beneath the tile, and it often wears out before the tile does.

In a lift and relay, we lift the tile and replace the underlayment and any damaged sheathing. Then we reset the original tile. We handle clay, concrete and slate tile this way.

Asphalt shingle sections can take a repair or a full tear-off and reroof. For standing-seam metal, we install 24-gauge panels; gauge measures the metal's thickness. Whatever the system, the roof product and roof area belong in the written bid.

Commercial roof installation on new construction starts from the plans your general contractor supplies. Share those plans when you ask for an estimate.

What to have ready for an estimate or a written report

Gather what you already know about the roof, and decide what you need from us. Existing records, leak notes and past bids help us plan repair or replacement work. Also tell us whether you need a free work estimate or a paid written inspection report.

A short roof history gives the estimate a better starting point. One published roof inspection form lists categories worth tracking:

  • basic building details
  • past roof work, with dates if you have them
  • where and when leaks appeared
  • a dated photo history, such as pictures of interior stains

Collect these from your files and from inside the building, not from the roof. If you have an earlier bid or roof report, have it ready too.

The free estimate prices the repair, partial reroof or replacement you are considering. Our commercial roof inspection report is a separate, paid service. It serves paperwork needs, such as an insurer's required inspection or a property sale in escrow.

The report fee depends on the roof's size and the number of stories. Ask for the current fee when you call.

Questions about estimates, reports and warranties

What is the difference between a partial reroof and a full replacement?

A partial reroof puts new roofing on one section, while a full replacement renews the whole roof. Wear in one section may suit a partial reroof, while wear across most sections points toward replacement. The Beverly Hills roofing permit application also lists repair, partial reroof and tear-off as separate work types.

What warranty comes with a full roof replacement?

A full roof replacement comes with our ten-year workmanship warranty, which applies to full replacement only. The written terms in your contract set out what it covers. Any manufacturer warranty on the materials is separate from our workmanship warranty.

Does a free estimate include a written roof report?

No, the free estimate covers pricing for the repair or replacement work. A written inspection report is a separate paid service whose fee depends on the roof's size and number of stories. Ask for the current fee and what the report covers when you call.
